What this site is
This site connects Gold Coast homeowners with licensed local restumping and house levelling contractors. When an enquiry comes in, it goes to a contractor who works in the area and is appropriately licensed for the work.
All work is carried out by appropriately licensed contractors.
Why the guides are here
Most people who end up needing a restumper did not know the word a month earlier. They knew a door was sticking, or a report said something alarming, or a floor felt wrong. The gap between noticing a symptom and understanding what it means is where people either overspend on the wrong fix or put off a problem that gets worse.
So the guides on this site try to do one job: explain what is actually going on under a Queensland house, in language a person who is not in the trade can follow, well enough that you can have a useful conversation with a contractor and read a quote critically.
That includes the parts of the conversation contractors do not always volunteer. What founding depth means and why a shallower hole is a different job rather than a better price. Why a bouncy floor and a sloping floor are usually different problems. Why the ant cap matters more than it looks. What a quote should itemise so that two of them can actually be compared.
How the compliance pages are written
Several pages on this site describe Queensland licensing, home warranty cover and building approval requirements. That information is genuinely useful, and it is also the information most likely to go out of date, so a few commitments about how it is handled.
- Everything is dated. Each page that describes a rule carries a note saying when it was written.
- The official source is always named and linked. Licensing and home warranty questions go to the Queensland Building and Construction Commission. Approval questions go to the City of Gold Coast or a private building certifier. Termite management questions go to a licensed pest inspector.
- Where this site and the regulator differ, the regulator is right. That is stated on every page that touches the rules.
- You are pointed at the right authority, not at the tradesman. A restumping contractor is not the person to answer a legal question about your contract, an approval question about your property, or a pest question about live termite activity.
- Nothing here is legal, structural or professional advice. It is general information about how the system works.
What you will not find here
Some things are deliberately absent.
- No testimonials or star ratings.
- No gallery of past jobs. Photographs on this site are illustrative only and do not depict specific jobs.
- No guaranteed response times or warranty claims. Warranty on building work comes through the Queensland Home Warranty Scheme and the contractor's own obligations, not through a promise on a website.
- No prices. Restumping cost is driven by stump count, access and soil, and a number that ignores those is not useful for budgeting. The cost guide explains what moves the figure instead.
What to expect when you make contact
- You describe the symptoms, the suburb and the type of house, and say whether there is a deadline such as a contract date.
- You get a straight answer about whether it sounds like stumps, ground movement, the floor frame, or a drainage issue. Sometimes the answer is that it does not sound like a job at all.
- If an inspection makes sense, one is arranged. A proper inspection means getting under the house, probing every stump, checking bearers, joists and ant caps, and taking floor levels through the house.
- You receive a written, itemised quote you can compare against others.
- Before work starts, you should have a written contract, a verified QBCC licence number, and home warranty insurance where the value of the work requires it.

Check the current rules before you rely on this
The compliance information across this site was written in August 2026. Licensing thresholds, home warranty terms, planning schemes and approval requirements all change.
Licensing and home warranty: the Queensland Building and Construction Commission at qbcc.qld.gov.au. Building and development approval: the City of Gold Coast at goldcoast.qld.gov.au, or a private building certifier. Termite management: a licensed pest inspector. Where anything on this site differs from those bodies, they are right and we are not.
We are not lawyers, engineers, certifiers or pest inspectors. Nothing on this site is professional advice about your property.
